12 Best Real Estate Agents in Rome

Most homes in Rome are bought and rented through an agency, which usually charges a commission to both sides of the deal. Agencies range from neighbourhood offices that know a handful of streets to international names serving foreign buyers, and from student-room specialists to firms placing diplomats in furnished flats.

This guide lists agencies whose own websites confirm what they do, where they work and who they serve. For each one we note whether it handles sales, long-term or medium-term rentals and management for owners abroad, and whether the site works in English.

Frequently asked questions

How much do estate agents charge in Rome?

It varies by agency and by deal. On a sale the commission is usually a percentage of the price, paid by both buyer and seller, plus VAT. On a rental it is often linked to the rent and paid by both landlord and tenant. Fees are negotiable, so agree the amount and when it is due in writing before you make an offer.

Can foreigners buy property in Rome?

EU citizens and foreigners legally resident in Italy can buy freely, while other foreigners can buy when their country grants Italians the same right. You need an Italian tax code, the codice fiscale, and the sale is completed before a notary, who checks the title and registers the deed.

What do I need to rent an apartment in Rome?

Expect to show a passport or ID, a codice fiscale and proof of income, such as an employment contract, payslips or a university enrolment. Landlords ask for a security deposit, which by law cannot exceed three months' rent, and the lease must be registered with the tax office within 30 days.
